Legal Survey / Surveyor’s Real Property Report

​​We can provide a plan of survey and Surveyor’s Real Property Report that will give you confidence in your boundaries. Our plans, with or without additional topographic information, include:
  • Clearly indicated property lines
  • Footprints of existing structures on the lot, including measurements relative to the property lines
  • Location of other elements including fences and retaining walls
  • Any encroachments into or from the surveyed lot
  • Pertinent easements and rights-of-way, including their instrument number

Legal and Topographic Survey / Surveyor’s Real Property Report

Our Surveyor’s Real Property Reports with topographic information include all aforementioned elements present in the Legal Survey, with the addition of the following:
  • Elevations present across the property
  • Trees, both on the surveyed property and adjacent city-owned property
  • Road and lane information
  • Above-ground services
  • Delineation of hardscape (sidewalks, driveways, etc.)

 Reference Plan (R-Plan)
​

Reference plans are submitted to the various land registry offices across Ontario, and deal primarily with the legal descriptions of land. The information illustrated on R-Plans is used to provide context for easements and rights-of-way registered on a property title. Buildings and other structural features are typically omitted unless they are used to provide references for boundaries or they encroach on another property.

​Site and Grading Plan

Building on the information provided by topographic surveys and architectural drawings, Site and Grading plans are needed to submit building permit applications, but also provide the basis for a property’s proposed drainage and servicing.

This includes staking for excavation, pinning of footings, setting of concrete nails, drafting of As-Built surveys, and the issuing of lot grading certificates. Whether this is for a single home or a whole neighbourhood, we can develop a price plan and timeline fit for your project’s needs.

…develop a subdivision?
Subdivision Plan

Subdivision plans subdivide a property for the first time into two or more new lots and establish their boundaries. These plans must be approved by the land registry office, and account not only for homes, but also other features such as parks, schools, and streets. They do not include details for specific, individual buildings. A Subdivision Plan illustrates: 
  • Surveyed boundaries, including the number and dimensions of lots
  • Streets, including their dimensions and names
  • Locations of included public features, such as schools and parks

...build a condominium?
Condominium Plan
​

Very similar to a Subdivision Plan, but now featuring verticality. A property is subdivided into new parcels, labelled units, and the boundaries established are the dimensions of the condominium building itself. The condominium plan notes:
  • Plan, level, and unit numbers for each parcel of divided “land”
